Public CM

In the CM method for public projects, some or all of the client's work is outsourced to a private construction manager (CMr). Mitsubishi Jisho Design utilizes its extensive experience and track record in private projects to qualitatively and quantitatively complement the work of clients in public projects, while providing expert and technical advice and proposals to help improve the transparency and explainability of the bidding and contracting process.
In addition, we are also working on technical support related to the business promotion PPP method, ECI method, and design-build lump sum ordering method that correspond to the utilization of various bidding contract methods.

[Public CM] Various bidding and contracting methods

01 Business promotion PPP (Public Private Partnership) method

This is a method in which some of the work that was previously performed by public clients (such as local governments) is outsourced to the private sector. By outsourcing work such as surveys and designs, consultations and adjustments, and land acquisition to the private sector, the client's workload is reduced, enabling the project to proceed smoothly.

02 ECI method

This is a method in which the construction contractor (prospective contractor) participates in the project from the design stage as a technical collaborator. By having the construction contractor participate from the design stage, it becomes possible to consider various alternative plans, and it is expected that there will be fewer design changes due to constructability issues during the construction stage.

03 Design and construction lump sum order method

This is a method of ordering design and construction all at once. By unifying design and construction, it is possible to utilize the know-how and unique technology of the construction contractor.

04 At Risk Commercial

At-Risk CM is a method in which a general contractor or other such company assumes the risks associated with construction as the CM, and Mitsubishi Jisho Design also provides technical support for at-risk CM as a CM that takes the client's perspective (pure CM).
