Realizing "Energy Consumption '0' or Less" Offices with Highly Versatile Technology

"Shobond Construction North Japan Branch New Building" acquires "ZEB" certification

株式会社三菱地所設計(所在地:東京都千代⽥区、代表取締役社⻑:谷澤 淳一)は、当社が設計した「ショーボンド建設株式会社 北日本支社新社屋」(宮城県仙台市/以下、本施設)がBELS(建築物省エネルギー性能表示制度)における『ZEB』を取得したことをお知らせします。
汎用性の高い技術による『ZEB』取得モデルケースとして今後の市街地のオフィスビル設計の環境性能向上に寄与します。当社の設計プロジェクトにおける『ZEB』取得は2件目です。

  2. The first project is the Mitsubishi Electric ZEB-related Technology Demonstration Building "SUSTIE" (completed in October 2020).

A new, eco-friendly office plan that connects employees, companies, and the community

The area around this site, close to Oroshimachi Station on the Sendai Subway Tozai Line, has been known as one of the leading logistics hubs in the Tohoku region. In recent years, with the opening of the subway line in 2015, the number of apartment complexes and cultural facilities has been increasing, attracting many people to the area as a place to live, work and play. In establishing a new office building in this area, we aimed to improve communication between employees in line with changes in working styles, as well as to develop a space that local people could gather in and utilize, and to create architecture that would respond to a recycling-oriented society.

Architectural planning: Achieving "ZEB" without sacrificing comfort

Generally, openings (windows) allow sunlight and heat to flow in and out, so if the thermal insulation performance of the building envelope is prioritized, the opening ratio will be reduced. On the other hand, in this facility, equipment and cores are placed on the east and west sides, which have the greatest heat load, to block sunlight and insulate the building, while large windows are installed on the north side, where there is no direct sunlight and stable lighting, and a 2-4m eaves on the south side allow for good sunlight shading and acquisition, and a full-height opening is planned without any difficulty. In addition, a void and an indoor staircase are installed in the center of the building (2nd and 3rd floors), and the floor plan is designed to be easy to move around in, which encourages communication between office workers and creates a space that gives a sense of openness.

Facility planning: Reducing energy loss with "sufficient" performance that meets the actual situation

In addition to making use of the characteristics of each direction in the architectural plan, we conducted "worker interviews" at the planning stage and optimized the air conditioning capacity and planned the lighting equipment based on the survey results. The air conditioning equipment does not use the multi-air conditioners typically used in offices, but a more efficient air-cooled heat pump package air conditioning system. The electrical equipment includes LED lighting throughout the building and energy-saving devices such as various sensors.
Additionally, air conditioning outdoor units and outdoor cubicles are installed on the facility balconies on each floor, making it possible to place large-capacity solar panels on the roof.

Energy consumption was reduced by 60% through efforts on both the building and facilities sides (openings and facade planning, energy-saving lighting and air conditioning), and the net result was zero or less through energy generation by the rooftop solar power generation equipment (108kW/photo on the right). The solar power generation equipment is a larger capacity device than that of a typical office building of the same size, and contributes to BCP by making it possible to supply power to part of the office in the event of a power outage.
