A high-rise office building with over 20,000 m2
Hirooka Terrace- Illuminating the future of the region (Kanazawa City, Ishikawa Prefecture)
Hokuriku Financial Holdings Co., Ltd. and Mitsubishi Jisho Design Inc. are pleased to announce that Hirooka Terrace (hereinafter referred to as the Facility), an office building currently under construction in Kanazawa City, Ishikawa Prefecture, with completion scheduled for July 2025, has received the highest rating (five stars) and Nearly ZEB certification from BELS, a third-party certification system based on the Energy Conservation Act for Buildings. Nearly ZEB, the second highest rating among ZEBs, is awarded to buildings that achieve zero or negative net annual primary energy consumption, and is awarded to buildings that reduce primary energy consumption by 75% or less, demonstrating the high environmental performance of the Facility.
Located next to the Hokuriku Bank head office, which has been working to develop the local economy, this facility aims to be a place like a stop tree open to the town, where people can interact with each other, new conversations can generate business, and tenant companies can grow, and we will create an optimal environment. As the first high-rise tenant office building in Japan to achieve Nearly ZEB status, exceeding 20,000 m2, we will contribute to the promotion of a sustainable society.
■ Key points for improving the environmental performance of "Hirooka Terrace"
The semi-outdoor space "Keyaki Terrace/Moku Terrace" faces Keyaki Boulevard, ensuring views of the lush surrounding environment and acting as a sunshade for the office areas, reducing dependency on air conditioning in combination with the high-performance exterior. In addition, thorough energy-saving measures have been implemented by planning highly efficient facade, including a heat source system that uses groundwater, and the entire building has acquired "Nearly ZEB" certification through energy generation by solar power generation equipment concentrated on the rooftop.
■ Hirooka Terrace will be created, combining environmental considerations with community space to "brightly illuminate the future of the region."
Zelkova Terrace and Moku Terrace, which contribute significantly to the improvement of environmental performance, will function as an exchange space for tenants and local residents. In addition, lounges on each floor, social spaces on the lower floors, and the sky terrace on the 13th floor are planned to provide various places for social interaction.
As a center for industrial creation in pursuit of Hokkoku Bank's corporate philosophy, "Toward a prosperous tomorrow, building a bridge of trust - expanding the circle of friendship and building a prosperous future together with the community", we aim to "brighten the future of the community", Hirooka Terrace.

■ The largest-ever introduction of the "MI Deck" actively uses wood from Ishikawa Prefecture
三菱地所グループを含む7社が設⽴したMEC Industry 株式会社(本社:⿅児島県姶良郡湧⽔町)が開発した配筋付型枠製材「MI デッキ」を過去最⼤規模で⽤います。
鉄筋と⽊(もく)が⼀体化された型枠により、天井の内装仕上げに⽯川県産材を採⽤するなど、サステナビリティ推進として地域の⽊材産業の活性化に繋がる取り組みを⾏います。

"MI Deck" is used on the underside of the upper floor concrete floor. The formwork serves as the finish, ensuring a beautiful appearance without the need for ceiling materials, which allows for higher ceiling heights and contributes to improved comfort.
- MEC Industry Co., Ltd. is a comprehensive lumber company established in 2020 by Mitsubishi Estate Estate Co., Ltd., Takenaka Komuten Co., Ltd., Daito Construction Co., Ltd., Matsuo Construction Co., Ltd., Nangoku Shokusan Co., Ltd., Kentec Co., Ltd., and Yamasaki Wood Products Co., Ltd.
The company handles everything from purchasing raw materials and manufacturing to processing and sales of wooden building materials. As a member of the Mitsubishi Mitsubishi Estate Group Mitsubishi Jisho Design is actively providing technical support to the company.

Hokuriku Bank Head Office (Completed: 2014) Design: Mitsubishi Jisho Design
This is the head office building of a regional bank with its head office in Kanazawa City, Ishikawa Prefecture. Aiming to inherit the history and culture of Kanazawa and become a "town hall" beloved by the local community, we took advantage of the natural environment of the Hokuriku region to actively utilize lighting and ventilation, as well as well water, to reduce heat load.
The building is committed to "local production for local consumption," with interior design using locally grown cedar, Wajima lacquer benches, and signs made from Futamata washi paper, making it a place where local materials can be felt close to home.
In 2016, it won the 27th Hokuriku Architectural Culture Award.
