"JRE Higashi-Gotanda 1-chome Building" - an existing office building renovated to become a ZEB

ジャパンリアルエステイト投資法人(執⾏役員 加藤譲、東京都千代田区)と株式会社三菱地所設計(代表取締役社長 谷澤淳一、東京都千代田区)は、「令和6年ヒートポンプ・蓄熱センター表彰(ヒートポンプ・蓄熱システム運転管理等の改善事例部門)」の「奨励賞」を受賞しましたので、お知らせいたします。

This award recognizes and recognizes cases where improvement has been achieved through the operation and management of heat pumps and thermal storage systems, as well as improvements to equipment.

ジャパンリアルエステイト投資法人は、保有する「JRE東五反田一丁目ビル」(東京都品川区)において2021年3 月にZEB Readyを取得し、エネルギー消費量削減に向けた積極的な取り組みを推進しています。その取り組みの一環として、株式会社三菱地所設計を設計・監理者とし、ZEB化改修工事を実施しました。本改修に際し、高効率機器の導入のみならず、使用実態に基づく空調容量の最適化(サイズダウン)を実施した点、詳細な実態調査や事前検証による改修効果の「見える化」を⾏った点が高く評価され、今般、奨励賞の受賞に至りました。

This renovation is an effort to "make existing buildings more energy efficient" in line with Japan's goal of realizing a carbon-neutral society by 2050. Japan Real Estate Investment Corporation and Mitsubishi Jisho Design Inc. will continue to carry out renovation work with sustainability in mind.

■ Project evaluation points ① Optimize air conditioning capacity based on actual survey

Optimizing air conditioning capacity, which has a large effect on reducing energy consumption, is an important initiative in aiming for ZEB. At the JRE Higashi-Gotanda 1-Chome Building, after grasping the air conditioning performance, a hearing survey was conducted with the tenants regarding their usage. The results were reflected in the design stage of the renovation work, and not only was high-efficiency equipment introduced, but the excessive air conditioning processing capacity was optimized (reduced in size to the extent that it did not affect actual usage), which was highly evaluated as an innovative initiative.

■ Project evaluation point ② Convincing renovations through "visualization"

Prior to this renovation, we conducted detailed surveys and heat load calculations to fully visualize and verify the feasibility and effectiveness of optimizing air conditioning capacity. In addition, by calculating the environmental performance BEI for each facility renovation method and visualizing the return on investment, we were able to achieve ZEB construction at a lower investment cost than anticipated in the original repair plan.
Furthermore, post-mortem verification was also carried out in summer, mid-season, and winter to confirm that the air conditioning capacity was still sufficient even after the size reduction caused by this renovation, and that the equipment was being operated efficiently.

A ZEB (Net Zero Energy Building) is a building that aims to achieve zero energy balance, and is displayed in four stages under the BELS evaluation system: ZEB, Nearly ZEB, ZEB Ready, and ZEB Oriented. Of these, ZEB Ready is a certification given to buildings that reduce annual primary energy consumption by 50% or less through energy conservation.
  3. BEI (Building Energy Index) is an index that shows the ratio of a building's primary energy consumption to a standard ratio, based on an energy consumption performance calculation program.
