Year Book 2022Special Feature005TOKYO TORCH comprises a series of projects planned on the city block north of Tokyo Station. We are developing two skyscrapers, a plaza, and an underground pedestrian space while maintaining and updating a sewage pumping station and electrical substation that support the area’s infrastructure, creating a town appropriate as a new center of interaction and urban tourism. Tokiwabashi Tower, the fi rst building completed in the district (June 2021), was designed as a next-generation business complex with high-quality office space, disaster prevention and environmental facilities, and space and service that support diverse workstyle and innovation.Mammoth skyscrapers tend to be far removed from the scale of human activities and, at the same time, obscure movements inside. Over the years, Mitsubishi Jisho Design has worked with developers to create public space in the Marunouchi-Otemachi-Yurakucho area that integrates with streets by utilizing skyscrapers’ podiums and lower sections. Tokiwabashi Tower continues this objective, creating a new city-building relationship in which a plaza is unifi ed with the tower through irregularly-placed, open glass boxes and terrace spaces. The activities of the people enjoying the plaza and terraces will become part of the scenery and create a new landscape in front of Tokyo Station.東京駅北側に広がる街区を計画地とする一連のプロジェクト「TOKYO TORCH」では、地域のインフラを支える下水ポンプ場と変電所を維持・更新しながら、2 棟の超高層ビル、広場、地下歩行者空間等を整備し、新たな交流拠点、都市観光拠点に相応しい街づくりを進めています。「常盤橋タワー」は、本街区で最初に竣工（2021年6月）を迎えた建物であり、高品質な執務空間や防災・環境性能を確保し、多様な働き方やイノベーションをサポートする空間とサービスが充実した次世代の複合型業務拠点となることが意図されました。非常に大きな超高層ビルは、人の活動スケールとかけ離れ、同時に内部の活動が見えなくなってしまいがちです。長年にわたり、当社はデベロッパーとともに丸の内・大手町・有楽町で、超高層ビルの基壇部・低層部を利用して通りと一体となったパブリックスペースを生み出す取り組みを進めてきました。「常盤橋タワー」でもその意思を引き継ぎながら、開放的で凹凸のあるガラスボックスとテラス空間によって広場と一体となった新しい街との関係性を創り出しました。広場やテラスで過ごしている人々の活動がそのまま風景の一部となり、東京駅前の新しい景観を形成することを意図しています。
