Year Book 2022Consulting Projects026Converting Existing Building Stocks to ZEBsJuzenkai HospitalIn its road map of energy-saving measures for buildings toward realizing a carbon-neutral society, the Japanese government has set a goal of achieving, by 2050, energy-saving performance at the level of the ZEH/ZEB standard on average among the existing building stocks. Under these circumstances, Mitsubishi Jisho Design saw that converting the existing stocks into ZEB was an urgent necessity and is actively promoting such adaptation. With our know-how based on our extensive experience in building renovation, we identify the potential for ZEB conversion in a vast number of buildings, study methods to achieve ZEB conversion, and provide support until obtaining the certification.The plan combines the renovation of and an addition to the existing building of Nagasaki City’s municipal hospital. After removing the top three floors, the existing building was given seismic retrofitting. The interior was reduced to a skeleton before renewing equipment and interior finishes to house staff and outpatient departments. The newly-built section contains imaging and operation departments capable of providing state-of-the-art medical care. The upper floors are planned to house 188 beds that can accommodate future changes.国は脱炭素社会の実現に向けた建築物の省エネ対策ロードマップにおいて、2050年までに既存ストック平均でZEH・ZEB基準の水準の省エネ性能が確保されていることを達成目標として掲げています。こうした中、当社では、既存ストックこそZEB化が急務と捉え、積極的にこれを推進しています。豊富なリノベーションの実績に基づいたノウハウにより、数多くの建物からZEB化の可能性を見出し、ZEB化実現のための手法を検討し、認証取得までをサポートします。長崎市の旧市民病院の既存建物へのリノベーションと増築を組み合わせた計画。既存建物は上層の三層を解体撤去して耐震補強を実施。内部をスケルトン化して設備・内装の刷新を図り、スタッフ部門や外来部門を配置しました。新築部には最先端医療に対応できる画像部門・手術部門などを配置し、上層階には将来への可変性を持ち合わせた病棟188床を計画しています。既存ストックのZEB化検討の流れJRE東五反田一丁目ビル「ZEB Ready」認証を取得(2021年3月）大同生命新潟ビル「ZEB Ready」認証を取得(2022年1月）［ コンサルティングプロジェクト ］既存ストックのZEB化推進への取り組み十善会病院Consulting Projects
