三菱鉛筆新社屋では、本社と横浜事業所の機能集約、執務環境の向上を目的として、発注者の総合的な技術支援を行いました。工事施工段階では第三者監理による施工品質管理に寄与し、「CM＋第三者監理」により組織設計事務所のインハウスCMにおける業務領域を拡大しました。東京LSセンター川崎拠点新棟は、機械および関連部品の梱包作業を行う工場の増設で、本プロジェクトにおいては、組織設計事務所のインハウスCMの特徴を生かした「基本計画+ CM」を実施しました。基本計画段階では、デザインとエンジニアリングの技術力を活用してお客さまに寄り添うことで、ご要望を詳細に捉えた計画を立案しました。設計段階以降は設計施工一括方式において、CMによる基本計画を深化させることで、工場内作業の効率化、安全性と品質の向上、快適な作業環境の確保などを目指し、三菱地所設計の総合力を活用したCM業務を実施しました。多くのプロジェクトが進む中で、コンストラクションマネジメント（以下、ＣＭ）に求められるお客さまの要望も高度化かつ多様化しています。三菱地所設計のＣＭも組織設計事務所のインハウスＣＭとしての特徴を生かし、総合力と技術力を発揮してプロジェクトの成功に寄与しています。Mitsubishi Pencil’s new headquarters building improves the company’s working environment and concentrates main oce and Yokohama branch oce functions. We provided comprehensive technical support services for this project. In the construction stage, we contributed to third-party supervisor management of construction quality. These CM + third-party supervisor activities expanded the scope in-house CM work for a full-service architectural rm.A major trading and distribution company wished to build a new wing at the Kawasaki satellite factory of its Tokyo Logistics Support Center, to be used for packaging of machines and related parts. For this project, we drew on our strengths as the in-house CM division of a full-service architectural firm to provide CM plus basic planning services. At the basic planning stage, we worked closely with the client and used our design and engineering expertise to develop a highly realizable plan. At the construction stage, as part of the design- build process, we further developed the basic plan through construction management, drawing on the full resources of MJS to execute construction management toward the objectives of more ecient work ows within the factory, enhanced safety and quality, and a comfortable working environment.With many projects underway, customers are looking to construction management (CM) for an increasingly diverse range of services and demanding requirements.
